Oak Homes CEO In Court Over Alleged N152M Property Scam Against US-Based Engineer

The Federal High Court in Ikoyi, Lagos State, has set February 10, 2025, as the date for the continuation of the trial of Olukayode Olusanya, a Lagos property developer, and his company, Oak Homes Ltd.
The defendants are accused of defrauding Anthony Ehiedu Ugbebor, a United States-based Nigerian engineer, of N152 million under false pretenses.
The Nigeria Police Force filed an amended four-count charge against Olusanya and his company, alleging threat to murder, obtaining by false pretense, stealing, and conspiracy. The charges, dated April 15, 2024, with suit number FHC/L/261C/2024, were brought before the court by Superintendent of Police Omo-Osagie M.A. from Zone 2 Police Command Headquarters, Onikan Lagos.
According to the police, Olusanya, the Chief Executive Officer of Oak Homes Multinational Limited, allegedly conspired with Lynda Umeh, the head of sales and marketing at Oak Homes, who is now at large, to offer the sale of two units of three-bedroom flats at Oak Residence located at 14A Musa Yar’Adua Street, Victoria Island, to Ugbebor under the false pretense that they were for sale.
The alleged offenses took place between November 8 and 21, 2017, and August 4, 2020. Olusanya and Umeh are accused of fraudulently obtaining a total sum of N152 million from Ugbebor through a Zenith Bank account, promising to deliver possession of the property on February 28, 2019, but failing to fulfill that promise to date.
Additionally, Olusanya is accused of stealing the money from Ugbebor and converting it to his personal use. The police also allege that Olusanya conspired to murder Ugbebor for reporting him to the EFCC and other security agencies.
The offenses are said to contravene Sections 516A (1), 418, 390 (8) (c) (d), 324 of the Criminal laws of the Federation of Nigeria, 2004, and Section 1 (3) of the Advance Fee Fraud and other related offences Act 2004.
During the court proceedings on November 26, 2024, the prosecutor withdrew the former three-count charge and replaced it with a four-count charge. Olusanya pleaded not guilty for himself and on behalf of his company. The court granted the defendant’s request to continue on his former bail and adjourned the trial until February 10, 2025.
